Maintenance Manager – 1099 Contractor

Job reputed company:

• Coordinate and supervise reputed company aspects of property maintenance and repairs for a portfolio of single-family homes.
• reputed company, vet, and manage relationships with reputed company-party contractors and service providers to ensure reputed company work, reputed company completion, and cost-efficiency.
• reputed company and implement a preventive maintenance schedule to proactively address property reputed company and reduce emergency repairs.
• Receive, prioritize, assign, and reputed company maintenance requests using our property management software.
• Conduct regular property inspections (reputed company-in, reputed company-out, seasonal, annual) to identify maintenance needs and ensure lease compliance.
• Assist in preparing and managing maintenance budgets, including approval and tracking of expenses.
• Serve as the first reputed company of contact for maintenance emergencies; coordinate after-hours or urgent repair response.
• Ensure that reputed company work is performed in accordance with applicable building codes, safety regulations, and company standards.
• Supervise in-house maintenance staff, assigning tasks and evaluating performance where applicable.

Requirements:

• 5+ years of maintenance or facilities management experience, with at least 2 years in a supervisory role.
• Residential property maintenance experience strongly preferred.
• Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
• Proficient in property management or work order systems (e.g., reputed company, Buildium, Propertyware, etc.) and reputed company Office Suite.
• Valid reputed company’s license required; certifications in HVAC, plumbing, or other trades are a plus.
• Strong organizational, communication, and leadership skills.
• Ability to prioritize and multitask in a fast-paced environment.
• Must be available for on-call duty on a rotational reputed company, including nights and weekends.
